Our aim is to offer an all-round service, from initial contact up to the transfer of your real estate in the state you want it. Also, later, you can turn to us at any time if you require support. We search for selected properties in Tuscany, which we then purchase and project through our company. The sale is made directly through us as the owner. As such, our aim is not to generate any kind of standardised bulk business. We regard ourselves as a specialised individual provider. For this reason, we regularly focus on a manageable portfolio of properties, which enables us to provide intensive and tailor-made support.
Our team includes excellent architects and craftspeople with many years of experience in the region. During renovation projects, an extensive examination of the building structure is carried out in advance. The construction is planned in detail. We prefer to use high quality materials and products from Italy, to elevate the typical style of the region and the building. Of course, special wishes can be taken into account. All necessary construction contracts are awarded by our company, so that any disputes (whether factual or legal) with craft businesses will be excluded for the buyer.
Even if, unlike in Germany, this is not absolutely necessary under Italian law, we will arrange the drafting and processing of the contract exclusively through a local notary, in order to guarantee a safe and smooth transaction. You will receive full draft contracts, with German translations, in advance. When it comes to notarial contract certification, the notary assumes all reporting obligations and arranges for the necessary entries, as well as the payment of applicable taxes.
Italian law shall strictly apply with the entire contract processing (Art. 6 Parag. 4 c) VO (EG) 593/2008 – Rome I-VO). There can be no deviations from it.
Assuming you do not intend to be permanently on site in Italy so you can take care of your property yourself, we wil provide you with the necessary contacts for helping you to manage your property (cleaning staff, caretaker service, craftspeople. etc.).
We will support you in clarifying tax issues. If you want we can get you in contact with competent tax advisors in Germany or Italy.
